Setting Up an Architecture Practice in Dubai: Why the Cheap Route Costs More
A message landed this week that I hear more often than you would expect. A talented architect wants to set up in Dubai, and wants to do it as leanly as possible: take a free-zone design licence to keep the setup cost down, then partner with a locally licensed firm to stamp and sign off the drawings.
On the surface it is a sensible instinct. Keep the overhead low, outsource the regulated part, start trading. I understand exactly why it is appealing.
What the rules actually require
In Dubai, drawings submitted to the authorities generally have to be stamped by a licensed engineering consultancy, with a technical manager registered with the Municipality and the Society of Engineers. A free-zone design licence usually does not carry that authority. So the "partner for the stamps" plan is not a clever workaround. It means outsourcing the single deliverable your entire practice exists to produce.
What that does over a year, not a week
You no longer control your core product. Your timelines, your client promises and your reputation all sit inside someone else's queue and someone else's priorities.
That partner is frequently a competitor, or one bad quarter away from becoming one. You end up paying a rival, on every single project, to be your part-time supply chain, while giving them a clear view of your clients and your pipeline. Their margin rides on every drawing you deliver.
Then there is liability. When a stamped drawing is wrong, who carries the professional risk? Subcontracting sign-off on safety-critical, legally weighty documents, in one of the most tightly regulated fields there is, is not a place you want ambiguity or a gap in professional indemnity cover.
The saving happens once. The costs repeat.
The setup saving is real, and it happens exactly once. The disruption, the per-project fees, the coordination, the delays and the lost control repeat on every job, forever. Plenty of practices end up converting to the proper mainland engineering consultancy anyway, having paid for the scenic route first.
Getting the structure right on day one is almost always the cheaper decision by year two.
